What this service is. ClearFrame Property Records provides visual documentation of accessible and visible property conditions. It is not a home inspection, repair estimate, code-compliance inspection, or legal determination of responsibility.
We do not determine who caused any damage, and we do not calculate security-deposit deductions. Those decisions remain the responsibility of the property owner or manager.
California Rental Documentation Has Changed
California Civil Code §1950.5 includes photographic documentation requirements for applicable residential tenancies and security-deposit deductions. Our service helps property owners create an organized visual record, but landlords remain responsible for legal deadlines, notices, deposit accounting and compliance decisions.

Access to the property
The client booking a visit is responsible for arranging access to the property at the scheduled time. If an area is locked or otherwise inaccessible, it will be noted in the report rather than photographed.
3D scanning
The 3D scan supplements the photographic report. It does not replace the required high-resolution photographs. Mobile LiDAR measurements are approximate and are not survey-grade measurements.
Report delivery and file retention

Booking confirmation
Submitting a booking request does not confirm an appointment. An appointment is confirmed only once you receive a confirmation email or text from ClearFrame Property Records.
